Deposit of 30% (non refundable) required with booking forms. Telephone bookings held for 4 days until deposit and form arrives. Post dated cheques not accepted. Balance is due no less than 8 weeks before your arrival.
Please note we will send reminders if we have an email address, but non payment will be taken as a cancellation and therefore monies will be due as stated below
We highly recommend suitable holiday insurance is taken out before the commencement of the holiday.
If you need to cancel please let us now immediately, we will endeavourer to re let your holiday in which case your deposit will be returned (less £50 expenses charge ) Any alteration to dates of a confirmed booking will be treated as a cancelled booking. Short breaks over bank holidays are only available 1 week prior and all bank holidays are classified as high season.
You are responsible for the property and should leave the property in a clean and tidy condition. Damage must be reported and paid for.
All furniture should be returned to the place it originally was. Failure to do so may incur a charge. The Owners have the right to reasonable access to the property. All properties are checked before your arrival and a inventory left for you to check. It is in your own interest to notify the owner by Monday morning at the latest should any discrepancies not have been noted.
Smoking is not allowed in the properties.
There should be no more people than specified on the booking form staying at the property. Any extra people will be charged accordingly.
We will not be held responsible for any unavoidable accidents that occur on our property and land.
The property will be available on the day of arrival at 4.00 pm.
Please leave the property on the day of departure at 10 am, to enable us to prepare the property for the next arrivals.
Facilities are for the use of residents only.
We can accept no responsibility for any accidents caused in and around the hot tub. The hot tub is well maintained but we cannot be responsible or refund any monies should there be a fault with it and cannot be used. We will endeavor to rectify the problem as soon as possible. The use of the hot tub is as the guest own risk and no responsibility can be accepted for any injuries to persons or loss or damage to any belongings of persons who use them. We recommend caution as the decks are slippery and we advise that the hot tub should not be used by pregnant women or anyone suffering for any heart problems. Children under 10 should not use the hot tub and all other children should be properly supervised by their parents or guardians.
All properties are let on the understanding that it is for holiday accommodation only. No one of the party has any rights whatsoever to remain in the property after 10am on the day of departure.
If for any reason the accommodation is not available the owner will refund your deposit in full and will be under no further liability to you.
Fresh flowers and wine are only provided for those staying a week or more.
Please note you are responsible for your own possessions and held responsible for any losses or damage to them.
If you return and sign the booking form it is accepted that you and your guests have read and understood these terms and conditions.
Where VAT is payable it is included in the weekly charge. Should you require a VAT receipt please request with booking form.
If any term or provision in these booking conditions shall in whole or in part be held to any extent to be illegal or unenforceable under any enactment or rule of law that term or provision or part shall to that extent be deemed not to form part of this agreement and the enforceability of the remainder shall not be affected
We hope and expect that all our guests are responsible and considerate of the other holiday makers, however we cannot be held responsible for any misdemeanours or problems caused by them. We will always do our best to resolve any problems should they occur.
